Move-in cleaning is one of the most under-booked services in Los Angeles, and the one most likely to pay back its price in quality-of-life over the first month. Here is the reality: the unit you are moving into is almost never as clean as the listing photos suggested, and it is almost never as clean as the outgoing tenant's security deposit would imply. LA property managers get paid to turn over units fast, not clean them thoroughly. 'Move-in ready' in most LA lease agreements means structurally sound and legally rentable. It does not mean the inside of the kitchen cabinets is clean. It does not mean the oven is degreased. It does not mean the bathroom grout is not harboring two years of soap scum from someone else's showers.
The easiest way to think about a move-in clean is: a deep clean on a unit where the pre-existing condition is unknown. Because the pre-existing condition is unknown, we scope every move-in clean generously. We assume every cabinet needs the interior wiped. We assume every appliance needs a full deep clean. We assume the grout has hard water buildup. We assume the previous tenant had pets even if they did not. If you must clean after furniture is in, tell us at booking so we can scope around accessibility — the scope shrinks but we can still do meaningful work.
Who is already in the unit matters too. If the previous tenant is long gone and the unit has been empty for days or weeks, we are cleaning dust buildup. If the previous tenant just left this morning, we are cleaning residue, fingerprints, and surface grime. If a turnover crew has been through, we are cleaning what they missed — which is usually all the interior-of-cabinet work, deep appliance work, and grout. Tell us what you know at booking and we will scope accordingly.
A move-in clean is also the best time in a property's life cycle to change a few things that will matter all year. We replace HVAC filters if you provide them (pick up the right size from Home Depot and leave them on the counter). We descale the dishwasher on its first run so it starts from zero. We replace the refrigerator water filter if the unit has one. We test and tighten loose cabinet handles. We check for anything obviously off — loose hardware, dripping faucets, missing smoke detector batteries — and report it to you so you can submit it to the landlord during your 30-day move-in inspection window. These are not technically cleaning tasks but they take five minutes each and they prevent small problems from compounding.
A word on move-in cleaning for new construction or newly-renovated units. These actually need the most thorough move-in clean of any type, because drywall dust from construction settles in every vent, every cabinet, every closet, every drawer. It looks clean because the surfaces were wiped, but the dust is everywhere sub-surface and it will keep reappearing for weeks.
