LA has some of the highest average security deposits in the country — $2,100 to $3,800 for a typical 1-2 bedroom — and some of the most detailed landlord inspection checklists. A regular cleaning service does not produce a rent-ready unit by LA standards. You need a move-out-specific service that works the landlord's list, not a generic scope, and that photographs every room so you have documentation when the walkthrough happens.
The single most common reason LA tenants lose part of their deposit is not damage — it is cleaning. Landlords deduct for grease on range hoods, oven interiors not fully degreased, soap scum on shower doors, hard water on chrome, dust on baseboards, fingerprints on stainless appliances, and lint in dryer vents. When to schedule the clean matters a lot. Ideal: the day between your move-out and your landlord walkthrough, with the unit completely empty. Second best: the morning of your walkthrough, same-day, with the unit empty. What to do before we arrive. Empty the fridge and freezer completely (including ice cube trays and door bins). Remove all personal items from cabinets, drawers, and closets. Remove any remaining furniture or let us know what is staying. If you have pets, plan for them to be out of the unit during the clean. If you have already vacated and are remote, send us the access method (lockbox, smart lock code, management office pickup) and we handle the rest. We photograph the unit on arrival and on completion, so there is never a question about condition.
