Post-construction cleaning in Los Angeles is not a deep clean with extra dust — it is a specialized scope that most standard cleaning services cannot do well. LA remodels generate a specific kind of residue profile: fine drywall dust that settles into every HVAC vent, paint spatter on fixtures and hardware, adhesive residue from flooring install, grout haze from tile work, sawdust in cabinet interiors, and a layer of construction grit on every horizontal and vertical surface. Handling it correctly requires commercial HEPA equipment, surface-specific knowledge, and a crew trained to work through the sequence in the right order. Do it wrong and you spread the dust instead of removing it — which is exactly what happens when a general cleaning service runs a consumer vacuum over a post-construction scene.
Start with drywall dust, which is the defining challenge. Drywall dust is 1-5 microns — small enough to pass through most consumer vacuum filters and re-emerge as airborne particulate the moment the HVAC runs. Any post-construction clean that does not use sealed-system HEPA vacuums is redistributing the dust, not removing it. We run Nilfisk and ProTeam commercial HEPA units with true 0.3-micron filtration, double-bagged, and we empty them outside the home. We also pull dust from inside every register and return grille — because if you skip that step, every time the AC kicks on, dust blows back into the home for weeks. Clients who DIY a post-construction clean almost always report a 'dust comes back' issue within a month. It is because the HVAC was never cleared.
The second challenge is surface-specific work. Modern LA remodels use a wide range of finishes and each one responds differently to cleaning. Marble, onyx, and limestone are acid-sensitive — any product with citric acid, vinegar, or most grout cleaners will etch the surface. Engineered hardwood is moisture-sensitive — wet mopping causes delamination within 2-3 years. Venetian plaster is water-sensitive — cleaned with dry microfiber only, never damp. Stainless steel appliances need grain-direction polishing to avoid streaking. Brass and unlacquered brass fixtures patina with anything mildly acidic. Custom cabinet finishes (hand-rubbed, matte lacquer, shou sugi ban inspired) need specific products the manufacturer specifies. A cleaning service without this training can destroy $50,000 of finish work in an afternoon. We maintain a finish-specific SOP binder for exactly this reason.
Grout haze is the third specialty. When tile is installed, a layer of grout residue dries on the tile face. It is chemically bonded, not just dusty, and it requires an acid wash or a specialized grout haze remover to lift. Standard cleaning products will not touch it. A contractor-installed tile job usually gets one grout haze pass from the tile crew, but additional passes are almost always needed after the clean settles. We handle this as part of our post-construction detail — pH-controlled acid wash on the tile, careful masking of any stone elements adjacent, rinse-and-buff. Without this pass, the tile looks permanently cloudy.
Paint and adhesive residue. Painters almost always leave some spatter — on windows, on hardware, on fixtures, on stone. Good paint-spatter removal requires knowing what medium to use on what surface. Glass: razor blade at angle. Chrome: plastic scraper with mineral spirits. Natural stone: never razor, always heat-activated poultice. Brass hardware: careful with solvents. Adhesive residue from flooring install removes with citrus-based solvents — but those will haze polyurethane-coated hardwood if left on too long. We work through these systematically rather than trial-and-error.
How post-construction work flows. Usually: rough clean first (debris, packaging, heavy HEPA pass), followed 1-2 days later by full detail. For smaller remodels, both can happen in one day but the scope is tight. For estate-scale remodels — 5,000+ sq ft with custom finishes — we run 2-3 days with a crew of 5-6 and a project lead. The project lead coordinates with the contractor's superintendent, walks the space twice per day, and signs off on the final punch. This is the same structure high-end design-build firms expect, and it is why we end up on multi-year relationships with contractor partners.
