Summer in LA is a four-month stretch from late May to late September, and it does specific things to the inside of a house that other parts of the year do not. The heat plus the marine layer plus the constant AC plus the indoor-outdoor lifestyle plus the parties and beach trips all combine into a particular kind of summer-grime that most cleaning services do not target specifically. They show up, do a generic deep clean, and miss the things that actually need attention this time of year. We built this service to hit those things directly.
Start with sand and grit. If you live within five miles of the coast — Venice, Santa Monica, Pacific Palisades, Manhattan Beach, Malibu — beach sand becomes a household constant from June to September. It tracks in on shoes, on bare feet, in beach bags and towels, and it works its way into rugs, sofa cushions, sliding-door tracks, and the floor edges along baseboards. A regular vacuum pass sweeps the surface but does not extract sand from inside upholstery or from sliding-door tracks where it grinds the door rollers. Our summer clean specifically vacuums upholstery interior, beats and cleans rugs, and runs a thin nozzle through patio-door tracks.
Then there is June Gloom. The marine layer that sits over LA from late May to late June creates a stretch of cool, damp, overcast mornings. Inside bathrooms with poor ventilation (which is most LA bathrooms — we have an exhaust-fan situation in this city), this drives mildew growth in grout lines, on shower ceilings, and along the tops of shower-door frames. By the time the gloom burns off and the sun returns, you have a layer of mildew most homeowners did not notice arriving. We scrub it out and then treat the grout with a sealant-friendly anti-fungal so it does not recolonize.
And then the AC dust. From June through September, central AC runs hard in most LA homes — sometimes 12 hours a day during heat waves. AC redistributes whatever is in your ducts and on your filters across every surface in the house. Vent registers themselves accumulate a visible layer of dust on the louvers within weeks. Ceiling fans, which are running constantly, fling their blade-dust onto bedding and surfaces every time they spin. We HEPA-vacuum every register, wipe louvers with damp microfiber, and disassemble ceiling fans to wash the blades — not just dust them in place.
Two days a year drive about 30% of our July and September bookings: July 5 and the Tuesday after Labor Day. Both follow major hosting weekends, and the homes look it. Our post-party reset is the same scope as a summer deep clean with three additions: targeted attention to the kitchen (every counter, sink, range hood, and dishwasher gets reset because they did the heavy work), a focused pass on bathrooms (guest bathrooms in particular get a higher-intensity clean), and an outdoor wipe-down option (patio furniture cushions HEPA-vac'd, outdoor dining table reset, recycling staged for pickup).

We do not service the HVAC system itself — that is an HVAC contractor's job — but we do clean every visible part of it inside the home. Vent registers (the metal louvers in the ceiling or wall) are HEPA-vacuumed and then damp-wiped to remove the dust film that accumulates fast when AC runs constantly. Return-air grilles get the same treatment, including the inside of the louvers. Ceiling fans are disassembled, blades washed flat in the sink with mild soap, dried, and reinstalled — this matters because dust on fan blades flies onto beds, couches, and counters every time the fan turns on.
We also recommend a few HVAC-side things to clients in summer that are not part of our service but make a meaningful difference in the home's air quality: replace your AC filter monthly during heavy-use months (not quarterly, monthly), schedule an HVAC tune-up before August if you have not had one in 12 months, and consider a portable HEPA air scrubber in any bedroom occupied by someone with allergies or asthma. None of those are upsells from us — they are just what we have learned reduces our client callbacks.
Coastal LA homes (Venice, Santa Monica, Malibu, Pacific Palisades, Manhattan Beach, Hermosa, Redondo) get hit harder by sand and salt-air corrosion. Salt air accelerates mineral buildup on glass shower doors and faucets and dulls metal surfaces faster than inland air does. Our coastal summer clean spends extra time on glass descaling, faucet polish, and metal surfaces (handles, hardware, exterior of stainless appliances). We also do a dedicated patio-door track and exterior-side window wipe because of how quickly salt residue builds.
Inland LA homes (Sherman Oaks, Burbank, Pasadena, Glendale, the Valley generally) do not get the salt and the sand but they get heat extremes and inland-dust accumulation, especially during Santa Ana wind episodes that can happen even in summer. Our inland summer clean focuses more on AC vents, fans, window tracks, and dust on horizontal surfaces. Same total scope, different emphasis based on neighborhood.
