Get an honest price in 30 seconds. No email, no signup — we built this because LA homeowners deserve to know a fair number before they pick up the phone.
House cleaning in Los Angeles is one of those things where nobody tells you the real price until you're on the phone. Yelp listings say "from $59," Thumbtack quotes swing from $90 to $450 for the same 2-bedroom, and half the operators who pitch you a flat rate add $100 at the door once they see your square footage.
We built this calculator because we got tired of the runaround. Plug in your bedrooms, bathrooms, square footage, and LA zip code and you'll see the same number we'd quote you over the phone, with a full line-item breakdown and a comparison to what other operators in your neighborhood typically charge.
The model blends a per-square-foot rate with per-room labor time, then adjusts for zip-code cost of living (Beverly Hills and Malibu run about 15-20% above the LA median; Highland Park and Long Beach run slightly below). Add-ons like inside-the-oven or carpet shampoo are priced at what they actually cost us to do right. Frequency discounts kick in automatically — weekly customers save 15%, biweekly 10%, monthly 5%.
We cover all of LA County. Premium neighborhoods get a small adjustment.

Our pricing model has three parts. First, a labor base — about 20 minutes of cleaning per bedroom and 45 minutes per bathroom at LA living-wage rates ($32-38/hr fully loaded, including supplies, insurance, and payroll tax). Second, a square-foot rate that scales with house size, from $0.07/sqft for quick Airbnb turnovers to $0.28/sqft for post-wildfire smoke remediation.
Third, a zip-code adjustment. Cleaning a 2,000 sqft house in Malibu costs us more than the same house in Long Beach — gas, parking, and the time it takes to reach the job are real. We add 10-20% in Beverly Hills, Bel Air, Pacific Palisades, and Malibu; knock a little off in South Bay and East LA neighborhoods where we already run routes.
The LA market averagebenchmark comes from scraping 400+ Yelp, Thumbtack, and Google Local quotes over the last 18 months for comparable jobs. Most of the gap comes from overhead that owner-operated crews (like ours) don't carry — no dispatcher, no franchise fees, no $200/month software.
